This remote acreage encompasses 232 acres along the Illinois River on the south end of Treadway Lake near Sanganois State Fish and Wildlife Area. The property, known locally as "Duckland," is approximately 2 1/2 miles downriver from Browning, Illinois, and is only accessible by boat. Floodplain forest exists along the river, and the remainder of the property is wetland or shallow backwater lake. Like all natural wetlands, water levels, habitat conditions and the quality of hunting will vary tremendously based upon fluctuation of the Illinois and Sangamon Rivers. Though the property has been named "Duckland" it is also host to whitetail deer and offers angling opportunities as well.

A Conservation Easement will protect the extraordinary wetland habitats on this property and guarantee that they will remain in their natural, undeveloped condition forever. There is no structure on the property at this time, but the easement will allow for one if desired.

Terms and Conditions

Short Term of Sale
1. Upon the Buyer and Seller agreeing upon a Purchase Price, the parties shall execute a Sales Contract provided by the Seller, and Buyer will be required to pay a down payment of 10% to an escrow account within 24 hrs of the signing of the Sales Contract. The balance of the Purchase Price will be due from Buyer within 30 days at closing. Said Contract shall embody the specific terms of this sale that are generally outlined herein. 

2. Title will be evidenced by Commitment of Title Insurance as issued by a reputable Title Insurance Company subject to the usual and customary conditions and exceptions contained in said policies. Title will be transferred to Buyer in the form of a General Warranty Deed. At the time of final settlement an Owner's Policy of Title Insurance will be issued to Buyer by the Title Insurance Company licensed in Illinois subject to the exceptions listed in the commitment and in the amount of the Purchase Price. 

3. The sale will be subject to the following: (A) General Real Estate Taxes for the year 2011 will be paid by the Seller by giving the Buyer credit based on the 2012 Real Estate Taxes paid up to closing. The remaining 2012 Real Estate Taxes due and all subsequent years' taxes will be paid by the Buyer. (B) Building lines, easement, covenants, and restrictions of record, (C) A survey will not be furnished by the Seller (D) Rights of way for drainage ditches, drain tiles, feeders, and laterals. Easements of record and public utility easements. (E) Rights of the public, the State of Illinois, the County of Cass, and the Municipalities in and to that part of the premises, if being used for highways and roads.
 
4. The Seller reserves the right to reject any and all offers. 

5. The Seller will require the Buyer to execute a Permanent Conservation Easement for the benefit of Wetlands America Trust (as supporting organization of Ducks Unlimited). Possession will be given at closing. 

6. Inspection of the property is Buyer's sole responsibility.
